Lap sealant has a service life, and it is shorter than most owners expect. Sun, freeze cycles, and flex from a few thousand highway miles shrink it, crack it, and pull it away from the edges of everything it is holding. Once it opens up, the water goes in where you cannot see it.
A reseal is maintenance, and it is the cheapest work we do relative to what it prevents. We clean the roof, remove the old failed sealant rather than smearing new product over it, and reseal the front and rear caps, the awning rail, the air conditioner curb, vents, fans, skylights, antennas, refrigerator vents, and every screw head we find up there. We use sealant matched to your roof material, because the wrong product will not bond and will fail early.
We recommend having the roof looked at once a year and resealed on a cycle. If yours has never been done and the coach is more than five years old, it is due.
